After much debate, I went with the Asus rt-ac86u and it was great - for 3 weeks. It managed my router vpn and IoT array well without any issues.

Preferably under $200, and Amazon availability is a plus. My house is also just under 1,600sqft and has 4 floors (counting basement and attic), if a mesh network solution would be better I would be willing to go above $200 since from what I can tell those seem to be more expensive than routers alone. Update 10/30/21 well last weekend I retired this router and replaced with a nighthawk RAX200. The ASUS router was continually dropping 2.4 band devices (smart switches, sprinkler controller) and would require hard rebooting (unplug) every few days to a week. A lot of Asus routers are excellent, but it all depends on your budget, of course.

Personally, I have an Asus ROG GT AC2900. It is the RGB version of the Asus AC86U.

RT-AC86U isn't a Wi-Fi 6 router, I have an RT-AX88U pretty good one (bought from nationalpc). I have been using the same for couple of months now.

PrimeABGB also stocks ASUS routers are decent prices. Suggest you go with RT-AX86U if available.
