If you are just looking for 1080p then ignore that other poster saying you can't get a gaming projector. The Optoma GT1080HDR and BenQ TH685 will both deliver very pleasing 1080p HDR images upto 120hz with lag times at 16ms or less in their gaming modes. If you want 4K then it's harder and you will be limited to 60fps and some elevated lag times.

But at about $1.7K, it's a good value considering its versatility. Optoma GT1090HDR/GT1080HDR (ST) - Super high brightness at 4300 lumens, has HDR support, and a fast 120Hz refresh rate. It's not 4K, ut the image quality is really good.

The GT1080HDR for $800 seems to check most boxes. Only 4000 hrs full power is a little concern, but if bulbs are cheap enough thats no problem. I dont think I NEED 4K, and Id much rather get a better picture/brighter instead of a poor quality 4k projector. Not sure what else compares to it for my needs.
